Development
The owners were interested in developing the property. They did extensive research talking to and taking the local authorities to visit the site and also looking at amenities and other developments in the area. The property is currently zoned as “Agriculture” which zoning provides consent use for any tourist related activities.
THE DEVELOPMENT CONCEPT
In order to conserve the beauty & nature of the area, a low-density development is envisaged that will blend in with the surroundings.
The site is in close proximity to Kleinkranz, the town between Wilderness & Sedgefield. Basic services such as sewerage, water and electricity are accessible. The owners proposed an eco-friendly development thereby encouraging the conservative use of resources such as water, electricity and sewerage. The use of solar power and rainwater to be encouraged and strict rules regarding building, design and protection of this pristine environment, i.e. Fynbos to be enforced.
The proposed development was divided into two phases which required the rezoning of the property.
Phase 1 – Proposed subdivision closest to the N2 Highway

The proposed area of approximately 18h.a was to be subdivided from the farm, erf 1288 Wilderness which is approximately 40h.a. The subdivided portion runs from the red line (as shown on the aerial photograph) to the N2.
The first portion is a residential component, approximately 15 to 20 units (outlined in red). Part of the residential component would include a guest house and a restaurant. Each site will have a magnificent view of the ocean and have private access to the beach area. The architectural concept and design will harmonise the units with the environment, so as to have as little visual impact on the landscape as possible
The second area (Phase 1) is along the N2 to establish a cultural village, where artists / craftsman can manufacture and create their goods for sale to the public.
Phase 2 – Proposed rezoning and development to the sea side.

An exclusive low density development in the remaining portion which includes a hotel / resort close to the sea side. The entire property would be fenced and security ensured to provide a secure a tranquil environment where owners and visitors could enjoy the beauty of the area.
